What you'll get here
A desk where the hard files get a real underwriter's eyes before they ever reach underwriting, a processor who is yours and included, and a platform fee you can explain in one sentence. You keep your name, and your referral partners keep hearing from you.
Slow and measured. I hire referral based originators one at a time and spend your first two to four weeks beside you.

Non delegated on agency and non QM, and we broker about a quarter of our volume out when another lender fits the file better. Processing is all in house and included; your processor picks your file up the day you submit and stays with it to the closing table. Two former senior underwriters sit with us and pre underwrite every file before it goes in, so the first look comes back in a day. You work in Arive with Salesforce, Homebot and Sales Boomerang behind it, and your out of pocket expenses are covered. The platform fee is $995 per closed loan ($495 under $100k) and payroll runs at 7% off the bottom. Full health and dental with half paid, and a 401(k) with a 5% contribution and a 4% match.

Questions LOs ask
Everything the file touches: processing, the pre underwrite from our two senior underwriters, Arive, Salesforce, Homebot and Sales Boomerang, and your out of pocket expenses. Under $100k the fee is $495.
Yes. You originate under your own name and your own DBA if you have one, and your referral partners keep hearing from you, with our paper behind you.
One day, median, over the last twelve months. Two former senior underwriters pre underwrite every file before it goes in, so what comes back is a clean approval or a short list you can clear.
Payroll. Your bps are earned on the loan, the platform fee comes off, then 7% covers payroll taxes and the benefits side. It is the only other deduction.
Full health and dental with half of the premium paid, and a 401(k) with a 5% contribution and a 4% match.

Their book, in their words
My book is about seventy percent purchase, almost all of it referred by six realtor teams I have worked with across Raleigh, Cary and Durham for the better part of a decade. The rest is past clients coming back to refinance or buy their next home, and a small amount of builder business from one townhome developer in Apex.
What they want next, in their words
I want a shop where underwriting answers in a day and my processor stays with the file, so I can promise my agents a clean closing date and keep it. Comp matters and I want a plan I can explain, but I would take a slightly lower number for a team I trust and a leader who still originates.
This is everything you can see until they book a meeting with you.
